We have prepared a summary of who is responsible for maintenance prior to full handover. You can read all about Who is Responsible for Maintenance Pre-Handover? in our blog post.
We have been in contact with Bloor Homes following complaints from a number of residents. Below is our most recent request:
As you know, Bloor Homes is currently responsible for maintaining the Public Open Space in line with the Landscape Management Plan (see attached). This was approved under Condition 19 of the Planning Consent reference: P15/V2447/FUL, dated 1st November 2016. Based on the state of the POS, it’s clear that Bloor hasn’t been doing that in the last few years.
The following work needs to be done urgently. This is the work that the Bloor Adoptions Manager should be picking up on his regular site visits. Photos are available here: https://www.flickr.com/gp/90401043@N03/354s218799. These photos should highlight the problem. Let me know if you have any problems in accessing these photos.
The work to be undertaken comprises the following:
- Weeding needs to be undertaken all around the POS. Specifically, around the playground, but it’s fair to say that no weeding has been undertaken anywhere on the development in the past two years.
- Weed killer needs to be sprayed on the roads, specifically the block paved roads on the development, where weeds are growing in between the blocks.
- The Balancing Ponds need to be cleared of all weeds/plants which have now firmly taken hold. Residents were advised that this was to be undertaken twice every year. No evidence of that happening in recent times.
- I understand that Green and Growing have been asked by Bloor Homes to reduce the scope of the grass cutting in specific areas. This includes just inside the low wooden rails around the balancing ponds. This work needs to be restarted and undertaken on every visit.
- There are plants growing alongside residents’ fences in the Public Open Space which is now causing problems – this needs to be cut right back.
Ideally, the RA needs you to engage with us to confirm the works that need to be completed, PRIOR to the work being undertaken. If this doesn’t happen, the RA needs you to confirm the timeline for this work to be undertaken. After you confirm the works have been completed, the RA will review and confirm that this work can be signed off.
We suspect that Bloor Homes will not engage with the TDRA, but we live in hope!
