Pre-Inspection Meeting on Wed 11 Dec 2024

TDRA was invited by Bloor Homes to a pre-inspection meeting held on Wed 11 Dec 2024. This forms part of the Final Inspection process. The Final Inspection was originally due in April 2024, but has been delayed due to a number of issues.

The scope of this pre-inspection meeting was for Vale of White Horse District Council (VWHDC) to do another site visit and review the list of remedial actions that were prepared at the Practical Inspection meeting (held around April 2023): tick off the items that had been addressed and to add on any new items.

This was NOT an opportunity for TDRA to work through its own snagging list, but to observe. TDRA will have its own opportunity to review its snagging list once the Certificate of Final Completion is issued.

It was a productive session and (apparently) the two VWHDC reps ended up with a longer list of remedial actions than they started with! I was pleased to see that VWHDC had noted issues with the path.

The next steps are:

1. The revised remedial actions list will be issued by VWHDC. The suspicion is that this won’t be issued until the New Year.
2. Bloor Homes will need to complete all of these actions.
3. The Final Inspection meeting will be held late in Jan (assuming all actions have been addressed by then).
4. The Certificate of Final Inspection is then likely to be issued by early Feb.
5. TDRA and Bloor Homes can then work through the TDRA’s Snagging List.
6. By end of Q1 2025, residents may be in a position to hold an EGM and take control of the Management Company.

Obviously, all of the above steps are dependent on the previous step being successfully completed! It is a step in the right direction though.
