It would be immensely helpful to get an idea as to what other home owners’ Invoice and Account Summaries look like – this appears on page 2 of the letter you will be receiving from FirstPort.
This will help us to build a clear picture of the relationship between the date that you moved in, how much you were charged as an up front Service Charge and how much your balance is. Ours is below:
- New Invoice: £22.64
- Balance on Account: £-192.26
- Total Amount Due: £-169.92
We moved in on 31st Jan 2019. The Service Charge year is from 1st Feb to 31st Jan, so we paid (as good as) a full year’s worth of Service Charge to 31st Jan 2020.
We paid £222.26 in Service Charges at completion and Chamonix (now FirstPort) very kindly charged us a £30 admin fee for registering our account on their system. [Note that residents have never been made aware of any admin fee]. Anyway, that’s why the Balance on Account in our case is £222.26 – £30 = £192.26.
That also suggests that our account is in credit, so we have asked FirstPort why there is any need to pay any invoice to the tune of £22.64.
So, if anyone is happy to share their Invoice and Account Summary with the RA, we would find it helpful to ensure some consistency in the way these accounts are being calculated.
