Final Completion Inspection – Latest Status

Apologies for not providing an update since Dec 2024, but things have partly been progressing very slowly and other activities have been taking time.

Here’s where we currently stand:

• 6^th Jan 2025 – TDRA sent its snagging list to the inspection team from VWHDC for awareness (although this has been shared previously), whilst they finalised their remedial actions list.
• 28^th Jan 2025 – VWHDC issued a remedial actions list to Bloor Homes. TDRA wasn’t included in the circulation, so we didn’t initially get sight of this.
• 4^th Apr 2025 – Bloor Homes shared the remedial actions list with TDRA and this has been further circulated to the (nominee) Resident Directors. There’s nothing significant on the list other than general planting issues. One issue was raised relating to one specific section of the path.

It looks like it’s going to take Bloor Homes a little while to sort out all of the issues, and they will (probably) have to provide some sort of warranty for some of the issues because new planting (as an example) won’t be established quickly.

If the second final inspection is held in the next few weeks, VWHDC may sign it off on the proviso that Bloor Homes remain responsible for certain aspects of replanting for another 12 months.

Once that happens, TDRA can continue with doing our final handover from Bloor Homes and then residents can take control of the MC and appoint Saxons as our new Managing Agent.

We are getting there, but fair to say that everything is taking much longer than hoped.
